Project Description – To work as the main contractor as part of a strong design team to deliver high class office refurbishment whilst being sympathetic to the buidings Listed status.
Works Description – The building was designed by William Bell and constructed in 1911. We were tasked with undertaking a complete overhaul of all finishes throughout to a grandiose building with grade II listed status.
Internally the offices were brought up to a high class standard with some areas being remodelled to allow for provision of additional technology.
Externally repairs were undertaken site wide to the roof areas applying modern day techniques to flat roof areas and parapets to prevent water ingress and ensure the building remained watertight.
All sash windows were overhauled and left in working order.
Due to the listed status of the building internal doors; mouldings; decorative timbers were refinished to retain these elements but to bring them back to a suitable standard for a building of its standing.
Perhaps the crowning glory of the refurbishment phase was the refurbishment of the magnificent staircase area. The walls were hacked back to bare brickwork and then replastered with a heritage approved product and the lighting was upgraded and rewired to the full extent of the staircase. The terrazzo flooring was repaired and cleaned to bring it back to its former glory. The area was completely redecorated with all of the individual spindles to the staircase prepared then repainted. We erected hoardings to contain all works within the staircase area and tunnel to the front door so that the ongoing works could not be viewed until they were complete and a grand unveiling presented.
